Working closely with Camden Council on their New Homes for Small Sites Programme, Mikhail Riches and Jas Bhalla Works developed proposals that delivers 28 new affordable homes across two sites within existing estates.Both architects worked closely with estate residents to inform the design proposals. These conversations were central to shaping the wider estate improvement strategy and guided Periscope’s landscape proposals, benefiting all residents with new play spaces and enhanced green areas. At a time when delivering all forms of housing is increasingly challenging, these projects demonstrate Local Authorities can bring forward much needed affordable homes without compromising on design quality or environmental standards.
At the Raglan Street Estate, the proposals replace the existing garages with a four-storey infill development composed of two wings. One wing reinstates the historic Raglan Street frontage, while the other extends into the estate to form a new mews connecting to Old Dairy Mews. The design presents a terrace-like architectural rhythm with active front doors facing a newly landscaped estate entrance. Contemporary bay elements echo local bay-window traditions, complemented by brick detailing and coloured banding that tie the new block into the adjacent terrace. The landscape strategy focuses on creating safe communal spaces, reducing visual clutter by consolidating existing storage, and improving visibility and security while providing new play for resident families. Both schemes have been designed to Passivhaus standards, ensuring exceptional energy efficiency, reduced carbon emissions, and high-quality living environments for future residents.
