Drummond Road

22 infill homes as part of Croydon Council’s 201 homes delivery programme across 9 sites.

Mikhail Riches was chosen by Brick By Brick, Croydon Council’s private development company, to work on nine sites as part of an ambitious programme to develop publicly owned land within the borough for residential/mixed use purposes. The sites vary in scale and context; from urban town centre to suburban locations, including: carparks, estate infill, backland infill, and locally listed buildings. Each site has its own set of complex site constraints including issues of ownership, access, overlooking, conservation, parking and stakeholder concerns. We have considered each site as its own place and have sought to develop proposals that knit into and enhance those existing qualities or help to resolve existing issues where possible. Design proposals mix unit types to provide variety within new developments and in the articulation of facades to provide visual interest. We have sought to develop schemes that draw from their urban and material context but translate this palette to contemporary language and construction methods.

“This is a ground-breaking approach. The programme has created a strategy for maximising leftover spaces in the borough and making sure these were developed using an innovative model.”
