Berkshire Road – Mikhail Riches

Introduction

The site for this mixed-use project is on the northern edge of the proposed Hackney Wick masterplan in East London, which is adjacent to a listed Book Depository building and historic factories on one side, and a low rise housing development on the other.

Our approach to the site is to provide a mix of commercial and residential dwellings that fit within the proposed context of the masterplan, while engaging with the historic elements of the area. We began the design process with an analysis of the site. We ensured that the scheme would maintain good levels of light to these homes by a detailed daylight analysis.

Site Constraints

A major constraint associated with this project has been underground tunnels for HS1 which pass under the site. The buidling has been designed in a ‘safe zone’ to accommodate these tunnels. We have also had to design around an access road to a neighbouring business which needs to be maintained. Once the neighbouring site has been developed in line with the masterplan, the road will be redirected and the old space developed into commercial ‘pavilion’. This has required a ‘two phase’ design approach.

Consultation

As part of the consultation process we have recently presented the scheme to local residents. We held an open public consultation event at a local community centre, where we exhibited our proposal through drawings and model. This gave us an opportunity to directly discuss and respond to questions from the neighbouring residents. We followed this up with a series of meetings at the properties of individual residents, local businesses and community groups, enabling us to further understand and explain the specific implications of our proposals. Valuable feedback from this process then fed into the design process ahead of the planning application. We have also presented to a number of Quality Review Panels during the run up to submitting a planning application.
