Malmo Quay – Mikhail Riches

Introduction

The regeneration of the Ouseburn Valley by Carillion-igloo inserts homes and businesses into an existing community within a post-industrial landscape. Seven sites have been earmarked for development with a mix of Architects. Malmo Quay, a prominent site where the Ouseburn meets the Tyne, will provide a mixed use, community-centric scheme in this emerging new residential and cultural quarter, completing the regeneration of Newcastle’s Quayside. The scheme provides 1500 sqm of work and retail units, 65 residential units and 3800 sqm of public realm space.

Approach & Collaboration

The project is a collaboration of three architectural practices who initially won the commission in separate competitions. A series of collaborative workshops enabled a coherent project strategy to emerge, integrating buildings within a new public realm and the wider Ouseburn context. Creating a brand new typology for riverside living, the scheme mixes 70 residential units with existing found community uses to attract homebuyers to set roots down, not absentee investors.

The development includes start-up work units for small businesses, a cycle hub and small shops all fronting the public realm. A series of open and enclosed pavilions offer space for café, kiosks and exhibitions. An iconic ramp evolves over time from construction viewing platform to a new city landmark. Other pavilions offer space for a café, work-units, shops and a cycle-hub. An events pavilion houses a range of outdoor activities; likened to a community hall, it provides space for events such as the annual Ouseburn Festival.

What makes this scheme distinctive is providing a mix of uses that will support the existing community activities and local businesses as well as a new growing residential population. Igloo Carillion have sought to provide a development that captures spirit of Ouseburn and serves the local community.

A spirit of collaboration permeates the whole scheme: from the extensive community consultation, involving local residents, businesses and cultural organisations, often taking place in an Airstream caravan on the site; to the subsequent collaboration between the Architects. This involved a series of workshops where different proposals were modelled and tested against the brief.
